Full Description

Set on the edge of the Raynham Estate, Golland House is the last barn to be converted and sold on this exclusive Norfolk development by Hoecroft Homes.

The traditional farm yard has been in use for around 200 years, consisting of brick and flint Norfolk barns with tiled roofs.

It has undergone a sympathetic conversion and restoration over the last 2 years to maintain the feel of the Norfolk barns but at the same time bringing them into the 21st century with a modern twist making them ideal for modern day living.

On entering West Raynham, proceed along Hollow lane and upon arriving at the grounds to Golland House on the left you will be greeted with an amazing set of Victorian iron gates which are now fully automated to enhance the security and convenience for the owners. Along the sweeping drive you will enter the private driveway of Golland house, which has a large garage and cart shed together with ample parking for several cars.

You enter Golland house into an impressive open plan living area with huge amounts of natural light and views into the rear garden and open countryside at the front through the original openings on either side of the barn. This living area also benefits from a triple height ceiling up to the original barn roof to further enhance the feel of this spacious area.

The cozy double sided wood burner divides this area with the substantial open plan kitchen with large central island and quartz worktops throughout together with a separate utility room all of which benefit from high end appliances including coffee machine, dishwasher, washing machine and tumble dryer.

The ground floor also has the benefit of a large bedroom with its own en-suite and a separate study / 5th bedroom.

Making your way up the impressive central staircase from the living area to a suspended walkway above then takes you either into the main master bedroom suite of the barn or to the further 2 double bedrooms in the other direction, each with their own private ensuites.

The master suite enjoys impressive views through a large picture window both over the living area on the ground floor and beyond to the gorgeous views of the Norfolk countryside of the Raynham Estate. Along with its en-suite it also has a dressing area that leads up a further set of stairs onto a private mezzanine that has further stunning views.

The rear garden has a paved natural stone area, ideal for those summer evenings, landscaped gardens and a rear path leading to Hollow lane.

Please see the floor plan for more details.
